In the foyer on the ground level, original painted concrete tiles popular in the 19th century are in perfect condition, as is the original Venetian trompe l'oeil painted on the foyer walls. Original fireplaces in the office and bedrooms are functional though not used by the present owners, who renovated the building. The house is comfortably heated with radiators.
The ground floor of the enormous building currently houses an elegant library/office and a professionally lighted art gallery/exhibition space. The gallery space could easily be adapted to performance space, a restaurant or bistro, or other professional endeavors, a (very) large garage/workshop... or even living space. On this level is also a large toilet room with a sink that could easily become an additional full bathroom. The gallery and the office space are completely independent from the upstairs living quarters and from one another and so could house one or even two businesses.
All electricity, plumbing and interiors were modernized during the year-long restoration, yet the building's Provençal character has been carefully preserved. It features original, refinished Salernes terra cotta tomette floors throughout, hand-painted Salernes tiles in the new kitchen and two completely new bathrooms. A third bathroom features well-preserved original tiles and a claw-foot bathtub. Many of the original fixtures were restored and integrated into the renovation.

On the second level are two very large bedrooms with full ensuite bathrooms (a smaller bedroom/office adjoins one of them), a large living/dining area, a completely modern and well-equipped kitchen, and a large, remarkable rooftop terrace/garden hidden from street view but with its own view to Provençal sunrises. An iron pergola shades the terrace in the summer. This large green paradise provides comfortable outdoor living year round.
This level is set up so that the living/dining/kitchen/terrace can be independent from the two guest rooms, which often are used for B&B guest rooms.
The third level houses the private master suite — an enormous bedroom, full Salernes-tiled bath, and very large and well-organized closets. This level can be closed off from the one below.
More than half of this level has not been developed (35 square meters). Three bricked-in windows in this section could easily be re-opened during additional renovation.
A fourth attic level of 90 square meters is also undeveloped. These spaces could accommodate additional bedrooms, bathrooms, or even another apartment or two... opening the possibility to friends or family members sharing the purchase and subdividing the space.
A cave with outside access provides ideal storage for a wine collection.
LOCATION
Surrounded by vineyards in La Provence Verte, Carcès is located in the Var, about an hour north of the Mediterranean and midway between Nice and Marseille airports (about 90 minutes in either direction on the autoroute). The Aix TGV station, which is near the Marseille airport, is also about 90 minutes away. A train station Les Arcs-Draguignan is about 30-40 minutes' drive. Carcès is only 15 minutes' drive from the A8 and the larger town of Brignoles. The center of Aix-en-Provence is exactly 45 minutes by car.
Carcès is a working village with all services (banks, boulangeries, pharmacies, cafés, shops, many wineries, grocery store), and home to a wine cooperative with well-regarded local wines. The local olive mill is one of the few remaining water-driven mills in France. The village supports music and performances in the renovated medieval chateau, hosts a variety of activities for children, and a traditional Saturday market.
Carcès has many murals throughout town. The first is at the entrance to the village from the north. The second mural is part of a series on the walls of the wine cooperative. A local elder explains how it was done in the 'old days.'
